15th St NE - ADU Construction
This new two‑story detached ADU in NW Washington DC was designed to maximize every inch of space while maintaining a traditional architectural character. The first floor includes a full kitchen and living area, while the second floor provides a private bedroom and bathroom, creating a complete and independent living unit.
Because of the compact footprint, the ADU incorporates several space‑optimization strategies, including a mechanical closet hidden beneath the staircase with a concealed door, and a stacked washer‑dryer closet tucked under the stair landing. These details allow the interior to remain open and functional without sacrificing essential utilities.
Building close to the property line introduced significant challenges. The project required fire‑rated wall assemblies and specialty windows along the affected facades to meet DC code requirements. These technical constraints shaped the design and construction process, ensuring the structure remained compliant while still achieving a clean, traditional look.
The result is a high‑efficiency ADU that feels larger than its footprint, offering a complete living program with thoughtful detailing, smart storage, and code‑driven craftsmanship.
